The first of three city schemes in the GREAP-funded Heights Programme. Birmingham led the sequence and set the operating template.
The site sits between heritage warehouse stock and the new residential wave reshaping the inner ring. Brick masonry, vertical windows in keeping with the surrounding warehouses, and ground-floor uses sized to actual foot traffic rather than imported high-street templates. Capital structuring and delivery decisions ran from the same room, so no information crossed a handover where it could be lost.
