A serviced community for 11,000 people. At that capacity the utilities are the scheme, not the buildings.
The defining work was the water engineering: a 400 m³ per day grey water treatment plant, a 3,000 m³ underground tank, and a fully automated supply and distribution system. Resilient water and power for 11,000 residents is not an add-on. It is what made the complex viable, and it was scoped, sequenced and commissioned by the same team that owned the buildings.
